“I kept looking for the tool I wished my board had. It didn't exist, so I built it — for small, self-managed communities and the volunteer boards running them.

For self-managed HOAs
Running a small HOA shouldn't feel like a second job.
Set up autopay for dues in minutes. Collect on time, every time — plus a shared inbox, documents, and meeting tools your whole board can run together.
Board members manage dues, inbox, meetings, and compliance.
What’s included
Everything your board needs,
nothing it doesn’t.
Easy dues collection at the core, with the inbox, documents, and meeting tools that round out everything a small board actually does.
Dues collection & autopay
Most owners get set up on autopay in under 5 minutes. ACH or card, monthly or annual, with smart retries. You stop chasing checks.
Shared inbox
One email for the whole board. Every member sees every message — no forwarding chains.
Document storage
CC&Rs, insurance certificates, meeting minutes, vendor invoices, contracts, and formation docs — all in one searchable, OCR'd archive.
Meeting coordination
Schedule, RSVP, check quorum, record minutes — without the spreadsheet.
Member directory
Contacts, privacy controls, electronic-notice consent, role management.
Records & reminders
Documents, requests, and renewals — kept current as the board turns over.
NewUtilities & shared expenses
The shared bills, split fairly — collected on autopay.
One main comes in; Fourplex meters it at every unit and bills each owner for what they actually used. No flat splits, no clipboards. Charges ride along with dues — routed straight to your HOA's own account.
Set & forget
A board seat shouldn’t cost you your evenings.
The right HOA software isn’t the one with the most features — it’s the one you forget you’re using.
Set up once, in an afternoon.
Add your units, link the bank account, invite owners to set up autopay. Dues start collecting on the next cycle. You're done.
It runs while you live your life.
Dues collect on autopay. Failed payments retry themselves. Records and renewals stay current. You only hear from us when something needs you.
A quiet inbox, by design.
You only hear from Fourplex when something genuinely needs a board decision. Most weeks, that's zero things — dues collected, records updated, no email required.
The middle ground
The tool that didn’t exist — until now.
Enterprise HOA software is built for 200-unit associations with paid managers. Spreadsheets work until a deadline gets missed. Fourplex is the middle.
Built for the wrong building.
Hundreds per month. Weeks to set up. Designed for 200-unit associations with paid managers — not small, self-managed communities.
Set up in an afternoon.
Cheaper per unit as you grow. Built for small to mid-size self-managed HOAs. Calm enough that volunteers actually use it.
Work until they don't.
Fine until someone forgets to send the dues invoice, the board turns over, and nobody remembers who owes what.
