Fourplex

About Fourplex

Built for the communities that big software forgot.

Fourplex is the one-stop platform for small and mid-size self-managed HOAs — dues, water submetering and utility billing, compliance, documents, and the day-to-day work of running a community. No management company required. No enterprise bloat. Built so neighbors aren’t forced to juggle multiple accounts and pay for software sized for someone else.

The story

Volunteer boards weren’t meant to chase dues every month — and fight utility vendors for fair billing on the side.

Enterprise HOA tools cost hundreds per month, take weeks to configure, and assume you have a management company running things. Small, self-managed communities are left with spreadsheets, group chats, and guesswork.

Water submetering was just as broken. Most vendors wanted 25–50 unit minimums. The few that would take a small HOA charged high fees and offered poor service — including no autopay, simply because of community size.

Townhomes are how cities add housing on limited land — more cozy homes for families, and more small communities that deserve modern tools, not enterprise minimums.

Fourplex exists so small and mid-size HOAs have one place for dues, utilities, compliance, and more — without forcing neighbors to juggle multiple accounts or pay exorbitant fees for software built for someone else.

What we believe

Four things that won’t change.

Every product makes trade-offs. These are the ones we made on purpose — the values that shape every feature we ship and every one we choose not to.

01

Fair by design for small communities.

A 6-unit condo is not a 600-unit master-planned community, and shouldn't pay like one. No 25–50 unit minimums. Pricing and complexity should scale down — for software and for utility billing.

02

One place for the whole job.

Dues, water submetering, utility billing, compliance, documents, and the day-to-day work of running a community. Neighbors shouldn't have to juggle multiple vendors — or pay enterprise fees for each one.

03

Quiet software that respects your time.

If a feature can't be explained in one sentence, it isn't done. The north star is the moment a board member closes the laptop and goes back to dinner.

04

World-class human support.

Automated tools help answer simple questions faster — but you'll never get the runaround from a bot. Real humans show up when it matters, including personally meeting with you to set up your Fourplex account.

The story behind Fourplex.

Tyler Van Brocklin, Founder & CEO of Fourplex

Founder & CEO

Tyler Van Brocklin

Seattle native. Software engineer. HOA board president — and not a stranger to hardware.

Tyler founded his first company at 18, building apps for public schools. He graduated from the University of Washington with a B.S. in Informatics, focused on Information Assurance and Cybersecurity, then worked as an engineer at Axon — building software that powers first responders’ mission-critical hardware.

After purchasing a home in a small four-unit townhome community in Seattle, Tyler took on the role of HOA board president. Managing the community meant collecting dues, paying shared expenses, coordinating meetings, and keeping documents organized — all without a system that made any of it simple.

Finding reasonably priced water submetering was just as hard. Most companies he reached out to had 25–50 unit minimums. Those that would serve a small HOA charged high fees and offered poor service — including no autopay because of the community’s size. Enterprise HOA platforms were built for 200-unit complexes with management companies. Nothing existed for four neighbors trying to keep things running on their own.

That gap is why Fourplex exists. Software and hardware experience, plus firsthand life as a board president — building the one-stop tool he wished he’d had from day one. Purpose-built for small and mid-size self-managed HOAs. No enterprise bloat. No management company required.
